The route

Working North Charleston from the Neck

Meeting Street runs straight out of the peninsula and becomes the spine of the North Charleston route, with I-26 as the faster line when the Neck is slow. Park Circle and the cottages off Montague Avenue come first, about twelve minutes on a clear morning. Rivers Avenue carries us north past the old Navy Yard streets and Northwoods to Ashley Phosphate, where the apartment complexes and rental houses cluster. Dorchester Road reaches Wescott, Coosaw Creek and the newer subdivisions toward Ladson at the far edge of twenty minutes. Because North Charleston is long rather than wide, we stack calls along the same axis and keep a technician on that side for the afternoon.

North Charleston holds the largest rental stock in the county, and rental machines fail in their own way: more cycles, less lint maintenance, tenants who report a symptom rather than a history. A Park Circle cottage might hold a 1980s Kenmore washer that still runs; a Wescott house built in 2010 carries a builder package on the edge of its second failure. Garage laundry and a second refrigerator are common in the subdivisions, and both suffer in the heat between June and September. Charleston Water System serves the city, so the water is moderately soft and scale rarely enters the picture. What we meet instead is dust, heat, worn belts and control boards that took a surge in a summer storm.

What North Charleston calls about

ApplianceWhat we see most here
RefrigeratorsRental units off Rivers Avenue that run warm after a tenant reports a click; garage fridges in Wescott losing to the heat; French-door boards after a surge.
WashersTop-loaders in Park Circle cottages that will not spin; drain pumps blocked with a sock in a busy rental; couplers and lid switches on older Whirlpool machines.
DryersThermal fuses open on units vented through a garage wall; heating elements gone; belts snapped on high-cycle rental dryers near Ashley Phosphate.
Ranges & ovensBake elements and oven sensors in builder-package electric ranges; igniters failing on gas units; control boards dead after a storm.
DishwashersStanding water and a hum from a drain pump; wash arms clogged; door latches worn in rentals that run a load a day.
Ice makersModules stalled in side-by-side units; fill valves stuck; a leak into the bin from a cracked fill cup on a ten-year-old refrigerator.
Refrigerator · Park Circle

A 1940s cottage off Durant Avenue keeps a top-freezer unit that started clicking on Friday. Saturday morning the technician meters the start relay and the compressor windings, finds the relay gone and the compressor sound, replaces the relay from the van and watches the coil frost evenly before he writes the warranty.

Dryer · Wescott

A property manager texts about a Wescott rental dryer that tumbles but does not heat. The technician enters on the lockbox code, meters the element and finds it open, then clears a vent flattened behind the machine. Element replaced, approval by text, invoice emailed before the tenant is home.

Dishwasher · Coosaw Creek

A builder-package dishwasher in Coosaw Creek stops with a full sump and a hum. The drain pump is jammed with the foot of a broken wine glass. The technician clears it, tests the pump under load, checks the door gasket while he is there and runs a full cycle to a dry tub.

North Charleston questions

Do you serve rental properties in North Charleston without the owner present?

Yes, and much of our North Charleston work runs that way. The owner or manager sends a lockbox or gate code, the tenant is told the window, the technician meters the machine and texts the written number for approval, and the invoice arrives by email the same day. Nothing is repaired until someone with authority has approved the figure in writing.

How long does a North Charleston visit take to schedule?

On most weekdays a warm refrigerator gets a window the same day. Washers, dryers, ranges, dishwashers and ice makers are usually next day and always inside the week. Park Circle and the streets off Rivers Avenue are close enough to the shop that we often fit them between peninsula calls; Wescott and Coosaw Creek ride the afternoon route up Dorchester Road.

Which North Charleston neighborhoods are on the route?

Park Circle, Olde North Charleston, the Navy Yard streets, Northwoods, Ashley Phosphate, Deer Park, Wescott, Coosaw Creek, Whitehall, Archdale and the blocks off Dorchester Road and Rivers Avenue in ZIP 29405, 29406 and 29418. Fifteen minutes reaches the middle of the city, and there is no distance charge for the far end.

My North Charleston garage fridge quit during a heat wave. What usually fails?

In a garage that sits near 100 degrees, the condenser fan, the start relay and a dust-packed coil are the common failures, and all three are quick from the van. The technician meters the compressor before touching anything else, so if the compressor itself has gone, you hear that first and decide with the $99 diagnostic as the only cost.

💡
A North Charleston rental washer can run three times the yearly cycles of an owner-occupied machine, and the drain pump keeps the score.
